【禁聞】限購令出臺後中國城市房租漲不停

【新唐人2011年4月11日訊】在中國大陸,號稱史上最嚴厲的房地產調控政策「限購令」出臺後,買房需求雖被抑制,但房價照漲,因為城市租房需求增加,造成房租持續上揚,部分城市較去年同期漲幅超過兩成。

自「限購令」出臺後,中國城市房屋的租金持續上漲。北京房產經紀人遲先生表示,限購令出臺後抑制了買房需求,但租房需求增加,買不起房的只好租房。

遲先生: 「限購令一出來,租金在看漲,漲的挺狠,漲了跟去年比的話,兩成,好的地段,漲的最高,能漲幅達到八百到一千整左右,就說一個月的租金來講。」

廣州房產經紀人蔡先生表示,調控政策出臺,廣州房價照漲,房租也跟著上漲。

蔡先生:「房價都沒跌啊,人民幣在貶值,然後通貨膨脹,你說房價會可能跌嗎?然後加上他是一線城市,租金的話就漲幾百元,主要房價漲的高,那個租房比較緊缺。」

二、三線城市的房價和房租也是持續上揚,南京房產經紀人徐先生表示,限購令出臺影響一點買氣,房價仍看漲,目前租金漲幅已超過房價漲幅。

徐先生:「新裝修的話兩房大概在1200左右,去年新裝修兩房租個1000元,漲下來200塊錢,房價還是會漲價。」

《瞭望》新聞週刊近來在房屋租賃市場調研了解到,北京、上海、廣州、南京等熱點城市房租連續兩年呈快速上漲態勢。今年一季度,部分城市房租同比增幅超過10%,有的超過20%。

Rents Rise After Home Purchase Restricted

After imposing 『home purchase restrictions』 in China,,

known as the strictest real estate control measures,

although house purchase demand is suppressed,

demand to rent residences has increased.

Therefore, rents continued to rise.

In some cities, the increase is more than 2%.

In regards to the continued rent increase,

Beijing-based real estate agent Mr. Chi said,

after the introduction of home purchase restrictions,

home purchase demand has been curbed,

but more people need to rent residences.

People that cannot afford to buy homes also rent.

Mr. Chi: "The rent increase is quite dramatic.

In comparison with last year, the increase is 2%.

Good locations have the highest increases,

about RMB800-1000 per month."

Guangzhou-based real estate agent Mr. Cai said,

that after the purchase restrictions were imposed,

both house prices and rents in Guangzhou went up.

Mr. Cai: "House prices didn』t fall at all!

RMB is depreciating, and combined with inflation,

is it possible for house prices to fall?

As Guangzhou is a first-tier city,

the rents would rise a few hundred RMB. There is

a relatively scarce supply on the renting market."

Second and third tier cities rent continue to rise, too.

Nanjing-based real estate agent, Mr. Xu, said

the introduction of home purchase restrictions

did little,as house prices keep rising.

Rent increase has exceeded house price increase.

Mr. Xu: "The rent for a newly renovated

2-bedroom apartment is about RMB1200,

increasing by RMB200 since last year.

The rent will continue to increase."

Chinese magazine Outlook Newsweek recently

learnt from a housing rental market research

that in Beijing, Shanghai, Guangzhou

and other major cities, there has been a trend

of rapidly increasing rents for 2 consecutive years.

In the first quarter of 2011, in some cities,

rent increased over 10% year on year;

in some cities, the increases are more than 20%.
